When a dealer principal asks "what is my dealership worth?", the answer is almost always more complex than they expect. The value of an automotive dealership is composed of several distinct components — real property, fixed assets, working capital, and blue-sky — and each requires a different analytical approach.

Blue-sky value, also known as franchise goodwill, represents the premium a buyer is willing to pay above the tangible net asset value of the business. It reflects the earnings power of the franchise, the strength of the OEM relationship, the quality of the customer base, and the strategic value of the location and market position.
